  • We work for YOU and only you, not the builder, the supplier or any other contractor involved. “Just You”.
  • Our role is to identify all the costs you are likely to come across while building your home, extension or renovation.
  • The analysis is provided to you in a document called a “Bill of Quantities”. This document does two basic things for you:
      1st; It details the amounts of all the materials and labour you will need to construct your house. (how much sand, how many blocks etc.)
      2nd; It gives you a cost for each individual aspect.

    The Bill of Quantities can also be used to - Secure Finances, Act as a bench-mark to assess tenders from the Builders & trades, Manage building materials, Track changes in specification (extras)and Agree final payments.

     

  • You will also have your own personally designed “Tender Dossier”, a detailed specification based on your vision of your Home. To be issued to all prospective Builders/Trades-persons/Suppliers detailing to them “Exactly” what you want them to quote for.
  • The Tender Dossier is based on the Royal Institute of Architects best practice guidelines. Providing you with a safety net against:
    Vague Quotes,
    Low quality materials, &
    Poor workmanship.
  • While ensuring that you receive detailed quotes for your home/extension/renovation.
  • You will have a formal, detailed tender document that the contractor must complete, this requires them to tell you how much they are charging you for each item of
      Material &,
      Labour.
  • Once you receive back the tenders from your Builders/Trades-persons/Suppliers, you can easily cross reference each tender with your Bill of Quantities, allowing you to decide (with confidence) which contractor you want to use to build your home/extension/renovation.
